Logistics Facility

New Edge Group is undertaking the D&C Mechanical Services Contract for the new two-storey logistics development (warehouse/distribution centre) bounded by Baker and Holloway Streets on a 1.6 hectare site area in Banksmeadow. Once complete, it will operate 24 hours per day, seven days per week. The overall facility will have a GFA 11,957m2 comprising a Warehouse Area of 10,520m2, Office Area of 1,399m2, Dock Office Area of 38m2 and 71 No. Car Parking Spaces.

 

The facility has been designed to achieve a Green Star Building v1 – 5 Star Greenstar rating. A Climate Change Adaption Plan (CCAP) was undertaken by Cundall for the Development to identify climate change related events that may cause significant damage to the facility and its building services. The mechanical services therefore, will be designed to accommodate the projected increases in  temperatures and extreme rainfall. Plant and equipment will be carefully located to prevent the risk of water ingress from extreme rainfall events. The HVAC system will be designed to include a 1.6°C increased current day design ambient temperature to account for change in climate from 2025 to 2040 (approximation of HVAC system operational lifetime).  Indirect smoke inhalation caused by haze from bush fires may indirectly impact ventilation and HVAC systems which will also require consideration.

 

The HVAC system will comprise ducted VRF systems to serve the offices, with the inclusion of heat recovery units to the airconditioned spaces, supply air fans, and various exhaust air fans for the warehouse ventilation.
