44 Market St, Sydney Upgrade

The 44 Market St, Sydney Upgrade project involved the redevelopment of the existing Ground and Mezzanine Floor Levels to provide food and beverage tenancies, a retail tenancy, and incorporated an extension of the building façade on the Ground Floor. The façade extension resulted in additional NLA for building owner Dexus Property Group. As part of the project, Dexus provided cold shell building services to each of the new retail tenancies. This was to achieve the provision of capped outside air ductwork, kitchen exhaust ductwork and space for tenant systems where required. New Edge Group provided the design including co-ordination of the mechanical services. The redevelopment and repositioning of the lower floors of the building created four new food and beverage tenancies and a commercial floor to the building, as well as refurbishment of the building lobby. The project was a D&C with very little design information provided. Spatial constraints of adding the new mechanical heating and cooling plant, in addition to the new kitchen exhaust and make air system was a challenge. The proximity of the kitchen exhaust to the building air intakes also required very high levels of filtration.
